Job SummarySupports and acts in the absence of the Chief Engineer to lead HVAC operations and oversee the general maintenance of hotel facilities. This includes the maintenance and repair of heating, ventilation, air conditioning, and refrigeration systems, as well as mechanical, electrical, life safety systems, and grounds. Ensures operational efficiency, guest comfort, and compliance with all safety regulations and brand standards. Coordinates maintenance tasks through the propertys work order system, leads a skilled team, and partners with vendors and contractors to uphold the property's performance and safety.

Business Results

  • Serve as the on-site HVAC expert, ensuring all systems are functioning properly and efficiently.

  • Oversee day-to-day HVAC operations, collaborating closely with the Chief Engineer.

  • Lead the preventive maintenance program for HVAC and critical building infrastructure.

  • Maintain compliance with all federal, state, and local regulations (e.g., OSHA, EPA, fire safety).

  • Conduct routine inspections of mechanical spaces to identify and resolve performance or safety issues.

  • Troubleshoot and repair HVAC equipment, ensuring timely resolution of all maintenance emergencies.

  • Monitor system data to identify trends, optimize energy use, and reduce operating costs.

  • Coordinate and supervise maintenance projects and contracted work.

  • Manage HVAC inventory, tools, and supplies.

Guest Satisfaction

  • Ensure guest rooms and public areas maintain optimal climate control and comfort.

  • Promptly respond to HVAC-related service calls and complaints.

  • Guide team in delivering prompt, courteous service that enhances the guest experience.

  • Review guest feedback regularly to identify and correct service gaps.

Leadership

  • Provide hands-on leadership, training, and guidance to HVAC and general maintenance staff.

  • Coach team members, conduct performance reviews, and foster ongoing technical development.

  • Enforce safety standards and OSHA compliance.

  • Lead with professionalism, safety, and accountability.

Building Relationships

  • Collaborate with department leaders to proactively identify and address maintenance needs.

  • Maintain strong communication with vendors, contractors, and local inspectors.

  • Partner with the Chief Engineer and General Manager on larger repair projects and capital planning.

Generating Talent

  • Assist in recruiting, onboarding, and mentoring HVAC and engineering team members.

  • Cross-train staff on HVAC systems and general maintenance tasks.

  • Promote a culture of growth, safety, and teamwork.

  • Lead safety briefings, recognition efforts, and continuing education.

Organizational Learner

  • Stay informed on HVAC trends, energy efficiency practices, and industry innovations.

  • Monitor and operate building automation systems (BAS) and related technologies.

  • Participate in certification programs and technical development courses.

Knowledge, Skills & Abilities

Experience:

  • 3+ years of commercial or hospitality HVAC experience required.

  • 2+ years in a lead or supervisory role preferred.

  • EPA Universal Certification required; additional certifications (electrical, plumbing) a plus.

  • Experience with CMMS and energy management systems preferred.

Skills:

  • Expertise in HVAC troubleshooting, diagnostics, and repairs.

  • Ability to interpret schematics, blueprints, and technical documentation.

  • Proficiency in building automation systems and preventative maintenance planning.

  • Excellent time management and communication skills.

Physical Demands

  • Ability to stand, walk, and work on ladders, rooftops, and in confined spaces for long periods.

  • Work in hot, cold, or wet conditions as needed.

  • Lift, carry, or move up to 100 lbs.

  • Must respond to on-call emergencies, including nights and weekends.

  • Requires manual dexterity, vision, and hearing to safely operate tools and systems.
