The Maintenance Manager will participate in effective safety programs; coordinate and implement capital improvement projects; establish, maintain and manage department budgets and monthly forecasts; protect the Hotel from losses, claims, and liabilities. Responsible for and assisting with all aspects of the Engineering Department to include but not limited to, maintaining all facilities, equipment, furniture, fixtures and systems at the highest quality standards.
Essential Functions
· Assign and verify completion of routine maintenance and operation of physical structure of hotel, all mechanical systems and any other systems related to the operation of the hotel
· Visually inspect quality of work and direct staff and outside contractors in tasks according to performance and productivity standards
· Develop and implement quality control programs
· Reviews contracts and negotiate revisions to contractual agreements with vendors, consultants, clients, suppliers and subcontractors
· Interprets plans and contract terms with Engineering team, management, clients, and vendors
· Monitors compliance with building safety codes, health and safety laws and other regulations, conduct walk-throughs to assess the safety and efficiency of equipment and maintenance of structure
· Manages hotel renovations, coordinates project status with licensing agencies, contractors and hotel management
· Seeks opportunities to improve the customer experience by seeking customer feedback and reviewing management reports and developing strategies to improve department and hotel services
· Conducts walk-through and visually assesses the safe and efficient maintenance and operation of the physical structures of the Hotel, all mechanical, electrical, HVAC systems (cooling tower), vehicles and any other related equipment
· Manage adequate inventory of parts, supplies, tools and material for the department
· Must be able to respond to emergency situations, such as fire alarms, and other life-safety situations
· Assure proper certification of all employee mechanics and technicians, as required
· Liaison with governmental agencies and manage the procurement and compliance with permits, inspections, notices, and other requirements
· Participate in the property's safety committee
· Maintain the Hotel facility and related equipment in a safe and efficient manner
· Drive the technology upgrades for IT related engineering projects
